Merchant Liaison

Department: Marketing
Location: Pacific Beach, WA

Job Summary:
Seabrook Real Estate seeks a results-driven part-time Merchant Liaison to lead Seabrook’s relationships with our town merchants. In this role, the right candidate will help identify new opportunities, oversee retail tenant recruitment, and meet with existing town merchants regularly. They will become familiar with Seabrook’s existing leases, including but not limited to the lease term, rates, percentage rent, and use clauses. They will work with Seabrook in-house legal to ensure all our Tenants are current with their leases.

Job Duties and Responsibilities (Essential Functions):

  • Work with Seabrook Management on the identification, selection, and negotiation of new store opportunities.
  • Proactively communicate with all existing tenants through regular in-person meetings.
  • Collaborate with legal and insurance teams to update leases, ensuring they align with the company’s evolving business growth.
  • Assist Seabrook Management in the recruitment of highly skilled merchants.
  • Work with Seabrook management on negotiating Letters of Intent and Lease Agreements for both existing and future tenants.
  • Monitor tenant compliance with contracts, billing, and insurance requirements.
  • Assist accounting with rent collection and expense payments.
  • Conduct regular property and use inspections.
  • Address merchant requests and operational issues/concerns.
  • Ensure adherence to Seabrook brand and service standards.
  • Monitor guest survey data and resolve merchant-related issues.
  • Maintain consistency in merchant hours of operation.
  • Inform merchants of occupancy trends and customer service matters.
  • Perform other duties as assigned.

Knowledge/Skills/Abilities:

  • Strong analytical and interpersonal skills.
  • Excellent project management abilities.
  • Ability to work cross-functionally and manage multiple stakeholders.

Qualifications:

  • Ability to manage multiple retail locations, including overseeing the launch, expansion, and optimization of stores in diverse markets.
  • Must be a licensed real estate agent or obtain licensure within 90 days of hire.
  • All candidates must pass a background check before employment.

Physical Requirements (including but not limited to):

  • Visually or otherwise identify, observe, and assess distance, color, and depth.
  • Required to communicate with others and exchange accurate information regularly.
  • Comfortable with walking and standing for extended periods during site inspections, store openings, and visits to construction sites
  • Ability to work long hours when overseeing store openings or project deadlines, which may occasionally include evenings or weekends.
  • Frequently move up to twenty-five (25) pounds.

Hourly Rate: $30-35

Employment Status: Part-Time
